Land is allocated for up to 1400 new dwellings "with an approximate average density of 35 dwellings per hectare (net)". This is a very low density of development. As a matter of principle, higher densities should be encouraged to reduce the need for loss of best and most versatile agricultural land. In addition, where the required masterplan will be providing details of "linkages to new and existing public transport infrastructure, including bus and rail services," it is considered that density
