Hume Planning disagrees with the adherence to National Prescribed Space Standard (March 2015) the housing market is undergoing significant change with regard to affordability and access to the market for first time buyers. Maximum flexibility should be provided to housebuilders to allow for new housing products to be tested and a reduction in space standards can still provide a quality product. Paragraph 11.4 is therefore objected to with regard to space standards.

Am I reading this right? The answer to building excessive numbers of houses in a water stressed area like Thanet is to reduce the estimated use per person. How is water consumpton going to be managed in practice? In terms of living space. How has it been taken into account that large numbers of people who migrated to Thanet over the last 30 years are actually living in HMOs, small bedsits. Comments Regarding Section 11: Point 1. Some assessment should be made on how water efficiencies can be made. White goods im sure can be improved, but there is a limit to this. There is also a pay off here, and by example washing machines will lengthen the washing program to achieve less water use, but there is a reasonable limit to do this. Will consideration be made on grey water recycling as a way to use less water?

CPRE supports the proposed water efficiency standard that will require new development to meet the higher standard of 110 litres/person/day. Thanet is a water stressed area.

This sets out revised and improved standards for water efficiency, internal space standards and accessible development in new housing developments. and seems sensible. This receives our support.

Yes in theory if the properties are constructed to a high standard and built in such a way that they can be used by several different groups of people, or easily and cheaply adapted or converted, to suit other groups , if the need changes in the future.
